In keeping with the concept of focusing singularly on condominium and homeowner association management, a specialty software is used for all management records. The software used is Condo Manager, an association program that offers great advantages to maintaining records and producing reports that are specifically catered to association needs. The software produces a variety of reports, including owner and occupant listings, sales, work order, architectural review or enforcement reports. A variety of financial reports are also available, including balance sheets, revenue and expenses statements, general ledgers, expense distribution reports, delinquency reports, budget planning and many others. The types of reports included in the monthly financial statement can be customized for association preference. A key piece to secure payment receipts is the right banking relationship. Apogee has partnered with First Merchants Bank, for management of receipts and Association operating accounts. Receipts of homeowner dues can be processed through a lockbox facility or through Automated Cash Handling (ACH). The lockbox facility is a payment processing arm of the bank. Payments are mailed from homeowners directly to the bank. The bank uses payment coupons and homeowner account information supplied by Apogee to automatically deposit payments directly into the Association bank account. Receipt information is then digitized on a daily basis for uploading to Apogee’s association accounting software. The result is highly accurate and expeditious posting of association funds. These platforms are among the most sophisticated and secure processing formats used in association banking today.
Maximizing the use of an associations precious operating and reserve funds is key tenant to good association management. Our ownership and team come with a deep background in sourcing and procurement that is leveraged to bring an Association a rigorous and data driven process to help them either reduce or extend their operating and reserve dollars further.
